About Listing Your Home
When listing with K.I.S.S., the selling process is simplified. All of the advertising-showings, financing for the prospective buyers, and all of the closing and legal paper work is handled by K.I.S.S..

At the beginning of the listing process an Inspection Condition Report is done. This is a detailed list of the Year, Make, Model, Size, Serial Numbers, Amenities, Condition, and Location of the home. Also at this time pictures are taken, and recommendations are made about any pressing needs or repairs that could be done to help the home appeal more to a prospective buyer. After all we are trying to MARKET your home no just list it!

About Appraisals
The Need For Manufactured Housing Appraisals
There have been over 3.5 million manufactured home units sold in the past 10 years. Industry analysts indicate that the annual resale volume will exceed 1 million units each year.

An Appraisal of a Manufactured Home is done much in the same fashion as a site built structure. Much of the public is unaware of this, so an appraisal helps protect both buyers and sellers by increasing the awareness of the true value of a manufactured Home in today's market.

An Appraisal Includes

  1. A Master Appraisal Worksheet. This gives a summary of the essential items considered in the homes total market value.
  2. An Appraisal Condition Report. This is used to adjust value by the improvements made and repairs that need to be completed.
  3. Photographs and Location Evaluation. Just as it sounds. Location can mean everything.
  4. Comparative Sales Analysis. Retail sales of similar size homes, what they really sold for! Not what an asking price was.
  5. Certificate of Value. This is a Numerically Registered Appraisal Certificate of Value.

Why a Customer Might Need an Appraisal

  1. Courts for property division regarding Divorce, Insurance Settlements, and Estates where a Certified Appraisal is required.
  2. Local Banks or other lenders to obtain credit for a first or second mortgage.
  3. Appraisals are based upon several items including size, age, brand, condition and most important Location, Location, Location. A 10 year old home may very well be worth more than a 1 year old home simply due to the brand and the homes location.
